The route
Meridian Campus and its neighbors
Meridian Campus grew up in the years around 2000 on the ground between Saint Martin's University and the older Lacey streets, and it still has the feel of a neighborhood built all at once: two-story houses with the laundry upstairs, garages that face the street, Meridian Neighborhood Park in the middle and Campus Glen on the edge. Some of those houses are owner-occupied by people who work at the university or drive to the state offices, and some are rented to faculty, staff and students in groups of three or four. A student rental works its dishwasher and washer harder than the family next door, and the failures arrive sooner.
Repairs in a rental go through more hands than repairs in a family kitchen. The tenant notices the fault, the property manager or owner decides, and the timing has to fit around classes, exams and the August turnover when leases end. We built our process for exactly that: a quick diagnosis at the machine, the repair cost sent by email to whoever pays, a yes back by phone or reply, and an emailed invoice when the job is done. The neighborhood is on Lacey city water, with its moderate hardness and occasional manganese, and it loses power in the same November storms as Hawks Prairie, so warm refrigerators after an outage are a familiar call here too.
What breaks around Meridian Road
Appliance
Typical Meridian Campus fault
Dishwasher
Student houses run the dishwasher twice a day, so pumps, door latches and racks wear out early. Owner-occupied kitchens bring scaled elements and control boards at year ten.
Washer
Second-floor front-loaders overloaded with a week of laundry: bearings, drain pumps stuffed with hair ties and coins, and door boots torn at the seam.
Dryer
Vents that drop from the upstairs closet through the garage ceiling and out the side wall, and lint fills every turn; the fuse and element suffer for it.
Refrigerator & freezer
Frigidaire and Whirlpool side-by-sides from the original build with iced evaporators, failed defrost heaters and compressors that stay quiet once the storm passes.
Range & oven
Electric coil and glass-top ranges with a dead element or a broken oven door hinge, plus gas igniters in the houses on the PSE main.
Ice maker
In-door modules that fill the bin with a slab, inlet valves narrowed by mineral, and water lines kinked when a tenant shoved the refrigerator back into its alcove.
Washer
Washer · rental near Saint Martin's
Four housemates reported a Samsung front-loader that sounded like a jet engine on spin. The property manager sent us the code and the tenant's number. The rear tub bearing had failed, which on that model means a tub assembly. We emailed the manager the cost with a plain recommendation to replace given the age, and the manager agreed. The $99 was the entire charge for the visit.
Dishwasher
Dishwasher · Campus Glen
A Whirlpool dishwasher in a 2003 house had stopped mid-cycle and flashed the clean light in a pattern the owner could not decode. The meter showed an open heating element, which is why the control had halted the cycle. We fitted the element, cleaned the sump of years of Lacey-water scale, and ran a complete wash to prove it. The owner had assumed the whole machine was finished.
Refrigerator
Refrigerator · two-story off Meridian Road
After a windstorm outage the family's Frigidaire side-by-side was silent and warming. The compressor's start device had failed on the restart. We fitted a new relay and overload, saw the compressor settle to a normal draw with the condenser fan turning, and left the freezer already frosting the shelves again. The call came at ten; we were done before afternoon classes let out.
Dryer
Dryer · townhome by Meridian Neighborhood Park
A GE dryer in a two-story townhome heated but took most of an evening to dry a load. The vent ran from the upstairs closet down inside the wall, across the garage ceiling and out a hood that had a bird's nest in it. We cleared the nest and lint, hung a hood whose flap actually closes, and gauged airflow at the outlet. Element and thermostats tested fine, so the cost covered vent work alone.

Refrigerators around Meridian Campus are mostly side-by-sides and top-freezers from the original builds, with a newer French-door here and there in a remodeled kitchen. Their failures are predictable: defrost systems that let the evaporator ice over, compressors that stay silent after a storm outage, and gaskets that have been slammed by a decade of teenagers. Call before noon about a refrigerator gone warm and the visit happens that afternoon.
What the tenant reports
What it tends to be
What happens on the visit
Fridge side warm while the freezer keeps ice cream hard
Frost has swallowed the evaporator after the defrost heater or thermostat gave out
We melt the ice, meter the defrost parts, renew the failed one and prove airflow to the fresh-food compartment
Silent after the power came back on
Start relay or inverter board taken out by the restart surge
We meter the compressor windings, fit the new relay or board, then stay until the draw looks right
Puddle forming beneath the vegetable bins
The defrost drain has frozen shut or collected crumbs
We clear the drain, add a drain heater clip where the model needs one, and dry the pan
Never stops running, never quite cold
Condenser coil felted with dust from the garage door, or a slow condenser fan
We brush out the coil, check the fan under power, and rule out a refrigerant leak before quoting further
Door will not stay shut
Gasket torn or a hinge cam worn, often after a move
We fit a new gasket, reset the hinge, and level the cabinet so the doors swing closed
The refrigerator in our rental stopped after the storm. Is it the tenant's fault?
Almost never. A compressor that stays silent after an outage has usually lost its start relay or inverter board to the surge when the lights came back, and that is wear plus weather rather than misuse. We tell the owner exactly what failed, and the repair cost reflects the part and nothing else.
Washer repair for Meridian Campus houses and rentals
$99 to diagnose · counted into the repair if you go ahead · the total on paper first
Washers here live upstairs in a closet or on the main floor off the garage, and in a student house they run every day. Overloading is the underlying story behind many faults: pumps that swallow coins and hair ties, suspension worn from unbalanced loads, door boots torn by zippers. We diagnose at the machine, quote the failed part, and tell the owner plainly when a bearing has made the repair a poor bet.
What the tenant reports
What it tends to be
What happens on the visit
Drum full of water, code on the display
Drain pump choked with coins, hair ties or a sock
We open the pump, clear or renew it, and flush the drain hose to the standpipe
Roar on the spin cycle
Rear tub bearing failed from years of heavy loads
We confirm by hand and by ear, quote the tub assembly, and say plainly if replacement makes more sense
Front-loader leaks from the door
The boot has split at its fold, or something sharp in a pocket cut it
We fit a new boot, check the drum for the object that caused it, and test a full cycle
Stops before the spin, door stays locked
Door lock failed or the control lost its signal from it
We release the door, meter the lock, renew it and clear the stored code
Will not fill, or fills only cold
Inlet valve coil open, or the hot hose kinked behind the machine
We meter the valve coils, renew the valve, and re-route the hoses with room to breathe
Our student tenants overload the washer. Is that a repairable problem?
The damage is repairable; the habit is not ours to fix. Suspension rods, pumps and boots can all be renewed, and we do that on a written cost. When a tub bearing has gone from years of overloading, we tell the owner so before they spend money, because that repair often costs more than the machine is worth.

The dryer complaint we hear most from Meridian Campus is a load that needs two runs. The vents in these houses drop from an upstairs closet inside a wall, run across the garage ceiling and leave through a hood on the siding, and that route collects lint at every turn. We treat the vent as part of the machine: clear it, measure the airflow, and only then meter the element and thermostats.
What the tenant reports
What it tends to be
What happens on the visit
Two full cycles to dry towels
Vent packed along the garage ceiling, or the hood flap stuck with lint
We clear the whole route, fix or renew the hood, and gauge the airflow at the outlet
Tumbles but blows cold
Thermal fuse opened after the restricted vent overheated the drum
We renew the fuse, load-test the element and thermostats, and clear the vent that caused it
Heats, then shuts off in a few minutes
Cycling thermostat drifting or moisture sensor bars filmed with softener
We meter the thermostat, clean or renew the sensor bars, and run a timed cycle to confirm
Thumping and squealing
Drum rollers flat-spotted, idler dry, belt glazed
We fit the roller kit, pulley and belt, then check the glides before the front goes back on
Gas dryer clicks, no heat
Igniter weak or flame sensor open
We watch the ignition sequence, renew the igniter or sensor, and confirm the flame holds
Why does the dryer in our Meridian Campus rental keep tripping its thermal fuse?
Because the vent is choked and the drum runs hotter than the design allows. A fuse renewed without clearing the vent opens again within months. We clean the run through the garage ceiling, check the hood, and then renew the fuse, so the repair holds and the fire risk goes away with it.

A dishwasher in a house of four students runs like one in a restaurant, and the Whirlpool and Frigidaire units installed here around 2002 were never meant for that. Latches wear, racks drop off their rails, and the drain pump meets a bottle cap sooner or later. Owner-occupied kitchens bring a slower set of faults: Lacey-water scale on the heater and a control board that locks up. We sort out which is which and quote accordingly.
What the tenant reports
What it tends to be
What happens on the visit
A gray pool in the tub after every wash
Drain pump blocked by debris, or the air gap and hose clogged
We clear or renew the pump, flush the hose and air gap, and run the drain to completion
Lights blink, cycle refuses to start
Door latch switch worn from years of slamming
We meter the latch, renew it, and clear the fault from the control
Dishes come out gritty and dull
Spray arms crusted with scale and rice, wash pump tired
We clean the arms, meter the wash motor, descale the tub and test wash pressure
Dishes come out cold and dripping
The heater coil has burned through, or its thermostat quit
We meter the element, renew it, and confirm the final rinse reaches temperature
Upper rack falls when pulled out
Rack rollers cracked or the rail clips gone
We fit new rollers and clips, a small repair worth making before the rack itself breaks
Do you do dishwasher work during a rental turnover?
Yes, and turnover week is the ideal time. Owners often send us a list: dishwasher latch, worn rack rollers, a slow drain. We handle it in one visit with the property manager's code, email the cost to the owner, and once approved we finish and send an invoice showing the warranty period, all before the new lease starts.

Most Meridian Campus kitchens have a freestanding electric range, either coil-top from the original build or a glass-top that replaced it. A dead burner, an oven that runs cold, a door that will not stay shut and a broken bake element are the calls we get. The houses along the gas main have gas ranges with igniters that spark without lighting. We meter at the range and write the cost before any deeper work.
What the tenant reports
What it tends to be
What happens on the visit
Oven never gets hot enough for a pizza
Bake element weakened or the oven sensor reading low
We meter the element and sensor, renew the failed part, and check with a probe thermometer
One burner dead on the glass-top
Radiant element open or its switch failed
We meter the element and switch, renew the failed one, and inspect the glass for hairline cracks
Coil burner sparks or works only on high
Coil terminal burned, or the infinite switch stuck
We renew the receptacle or switch, then test every setting on the burner
Oven door drops open or will not close
Door hinge sprung or the hinge receiver bent
We fit new hinges, align the door, and check the gasket seals
Gas burner clicks endlessly
Igniter damp or cracked, burner cap askew, or spark module weak
We dry and reseat, meter the module, renew the igniter, and check flame color
A tenant broke the oven door. Who pays, and can you fix it?
We can fix it; who pays is between tenant and owner. Hinges, glass and handles are stocked parts for most ranges of this age. We send the written cost to the owner or manager, they decide who it is billed to, and we complete the repair once the yes arrives by phone or email.

Ice makers near Meridian Campus fail in two ways: slowly from the mineral in Lacey water narrowing the inlet valve, and suddenly when someone pushes the refrigerator back into its alcove and crimps the water line. Either way the bin ends up empty or full of one frozen slab. We service the ice module itself, inside the refrigerator; the common valves and modules ride in the van, and finish most ice repairs in one visit.
What the tenant reports
What it tends to be
What happens on the visit
No ice at all, module silent
The module's motor has died, or someone flipped the shutoff arm up
We meter the module, lower the arm, and renew the module when it refuses to cycle
Cubes small and cloudy
Inlet valve narrowed by mineral, low fill volume
We fit a new valve, clock the fill, and check pressure at the supply line
One big block in the bin
Cubes fused during an outage, or a housemate left the freezer door cracked
We empty and thaw the bin, test the ejector and heater, and check the door seal
Ice maker stopped after the fridge was moved
Water line kinked or crushed behind the cabinet
We straighten or renew the line, check for leaks, and confirm fill
Water leaking into the freezer
Fill tube cracked or the valve weeping through
We renew the tube or the valve and confirm it seals between fills
Is the ice maker worth fixing in a rental refrigerator?
If the refrigerator is otherwise cooling well, yes. Renewing the module or the inlet valve is small money next to a new refrigerator, and a working ice maker is one of the things tenants notice on a walkthrough. If the freezer itself is struggling, we tell the owner that first, because it is the bigger problem.
I rent near the university. Can I book the repair myself?
You can call and set the appointment; we meet you at the house. Before any work begins we need approval from whoever pays, usually the owner or property manager, so give us their number when you book. We email them the diagnosis and the repair cost, they call or reply, and the invoice goes to them afterward.
How is the $99 handled in a rental?
The same way as anywhere else, just with a different payer. The technician diagnoses at the machine and writes down what the repair will cost. The diagnostic fee becomes part of the repair total once the owner approves; if they would rather not repair, the $99 ends the appointment and is the only charge.
Can you work around the August turnover?
Yes, and we recommend booking early for it. Between leases is the natural time to fix the dishwasher latch, replace the worn dryer rollers and check the washer that has taken a year of student loads. Property managers who send us a list in July get the work done before the new tenants carry boxes in.
Are the original 2000s appliances worth repairing?
Most of them, for now. A Whirlpool or Frigidaire from 2002 to 2008 uses parts that are still stocked and reasonably priced, and the machines were built before the era of sealed, glued-together components. When a repair would cost more than the machine is worth we say so before you decide, and the $99 is your only outlay.
