Book a repair visit — Yelm & North Yelm

Which machine, and what is it doing? The shop calls you back with a two-hour window. The trip out and the diagnosis run $99; if you then okay the repair, that $99 vanishes into the single total on the sheet. Book the visit for tomorrow or the day after and the repair comes down by up to $15 (same-day visits don’t qualify); a second machine looked at on the same trip takes $10 off its own diagnosis.

Two kinds of Yelm kitchen

Ask where a Yelm caller lives and the first thing we want to know is whether the tap runs on city water or a well. Inside town, along Yelm Avenue and the older grid around the downtown blocks, the supply is municipal and the houses run from 1920s bungalows to 1970s ranches, with the appliances replaced whenever the last owner sold. Tahoma Terra and the newer plats off the highway are a different story: whole streets built between 2005 and 2022 with the same package of Frigidaire or Whirlpool kitchens, now reaching the age when drain pumps, control boards and igniters go one after another. Those neighborhoods are on city water too, but the ground beyond them is not.

Past the last hydrant the wells take over, and prairie wells around Yelm carry iron and hardness in quantity. The evidence shows up on the dishwasher's heating element as a rust-brown shell, in an ice-maker inlet valve choked down to a trickle, and inside a washer drum stained orange along the waterline. Propane feeds the ranges out there, and a propane igniter or regulator problem behaves differently from a natural-gas one, so we bring the orifices and the meter to prove which it is. Add PSE outages that ride in on the November wind and a refrigerator that will not restart is a common Yelm call, handled the same day when we hear before noon.

Yelm repairs, machine by machine

What we fixThe Yelm pattern
Ranges, ovens & cooktopsPropane ranges outside town with weak igniters and yellow flames, glass-top electrics in Tahoma Terra with a dead surface element, and bake elements in downtown kitchens that snap during the holidays.
DishwashersWell water leaves elements crusted and spray arms clogged, so wash quality drops before anything actually breaks. In-town builder units mostly bring us drain pumps and stuck float switches.
Ice makersMineral-choked inlet valves, hollow or undersized cubes, and modules that jam mid-cycle. On well water a valve rarely gets a second life, so we replace rather than clean it.
Refrigerators & freezersGarage freezers on the acreage that fail in a cold snap, kitchen units that stay silent once the power returns, and LG French-doors with a frozen defrost drain.
WashersTop-loaders on wells with iron staining and worn agitator dogs, front-loaders in the new plats with drain pump debris, and lid locks that stop the spin entirely.
DryersLong vent runs through garages, lint-blocked hoods, tripped thermal fuses and, on the acreage, rodent nests in the duct after a winter of quiet.
Range

Range · outside the gas main

A propane Frigidaire range on a well-water property north of town lit its burners with a lazy yellow flame and left soot on the pans. A look at the orifices showed a botched conversion at installation; it had run rich for years. We swapped the orifices to propane spec, adjusted the air shutter, and the flames went blue. The oven igniter, which was on its way out, was replaced in the same visit.

Dishwasher

Dishwasher · Tahoma Terra

A Whirlpool dishwasher from a 2009 build would fill, hum and drain without ever spraying. The circulation pump had seized on a build-up of scale and a chunk of broken glass. We replaced the pump-and-motor assembly, cleaned the sump, and showed the owner the white deposit on the old part so the maintenance advice made sense. The written figure was approved from the kitchen and the job finished before the school bus.

Refrigerator

Refrigerator · downtown Yelm

A 1990s GE side-by-side in a bungalow near the old downtown grid stopped cooling after an ice storm cut power for most of a night. The compressor would not restart. We tested the start relay and overload, found the relay open, and replaced both. Shortly after, the compressor was running at normal draw and the freezer was pulling down. The owner had already priced replacements that would not have fit through the kitchen door.

Washer

Washer · well property off SR-510

An LG top-loader on a well left orange rings on white sheets and had begun to stop before the final spin. The staining was iron; the stopping was a failed lid lock, unrelated but easier to blame. We replaced the lock, ran a cleaning cycle, and explained what a filter ahead of the machine would do for the staining. The figure covered only the part that had actually failed.

Yelm & North Yelm questions

Is there a travel charge for Yelm?

No mileage line is added for Yelm or North Yelm. We schedule the town on the days we are already headed south on SR-510, and a refrigerator that has stopped cooling still gets the same-day treatment if the call arrives before noon. The other five machines are scheduled within the week.

What does the $99 include?

A technician at your machine with a meter, a diagnosis you can understand, and the repair cost written down before we proceed. Choose the repair and that $99 simply lives inside the figure we quoted. Walk away and the $99 is all you owe for the visit.

Our house is on a well. Does the repair go differently?

It changes what we load in the van. Iron and hardness crust dishwasher elements, strangle ice-maker valves and leave rings in washer drums, so on well properties we lean toward replacing a valve rather than cleaning it, and we say plainly when the water is doing more damage than the machine can absorb. The meter and the diagnosis are the same either way.

Can you work on a propane range?

Yes. Propane ranges are common past the gas main around Yelm, and their igniters, valves and orifices have their own specifications. A badly converted range often announces itself in the flame color before the meter comes out, and we carry the parts to correct it.

The visit

From your call to the test cycle

  1. STEP 01

    Reach the shop

Say which machine and what it is doing. You get a two-hour window that works around school runs and shifts, and a call when the van leaves the previous stop.

  2. STEP 02

    Instruments first

Clamp meter on the compressor lead, probe thermometer in the cabinet, manometer on the gas manifold. Once the failed part has a name the whole job goes onto one sheet: a single total with the $99 already sitting inside it.

  3. STEP 03

    Your call

Yes, and the part is usually on a van shelf and fitted that afternoon. No, and your only cost is the $99, plus knowing what broke.

  4. STEP 04

    Proof it works

A complete cycle runs while you watch, the kick panel goes back on straight, and the invoice lists the warranty term in print.
