Ranges and ovens in Hawks Prairie houses
The range in a Hawks Prairie house is usually the one the builder installed, and it tells you the year. A smooth-top freestanding electric range with knob controls means a 1995–2005 house off Marvin Road or Hawks Prairie Road. A gas range with a touch panel points to the 2005–2015 phases along Willamette Drive and Britton Parkway on Puget Sound Energy gas. A slide-in with a convection fan and a hidden bake element is the 2015–2024 builds near the Regional Athletic Complex and on the Costco side. Every generation has its own failure pattern, and every generation fails in unison, because one model went into each kitchen on the loop in the same month.
Coming out to diagnose costs $99. In return a technician arrives with meter and oven thermocouple, identifies the component that actually failed, and puts a repair figure in writing before asking you to decide. Approve the work and you will see the $99 has already been rolled into that figure rather than tacked on afterward. Decline and your outlay stops at $99, nothing further. Newer Hawks Prairie ranges are often still under the maker's coverage, which we flag before we quote a thing.
Range and oven jobs from Hawks Prairie kitchens
Glass-top burner stuck on high with the indicator lit — Britton Parkway townhome
A townhome off Britton Parkway has a 2009 smooth-top range with a burner that stays at full heat whatever the knob says, its hot-surface light never going out. That knob's infinite switch has fused its contacts shut. It is a safety fault, so we ask the household to kill the breaker until we arrive. We replace the switch, inspect the others for pitting, and test its element.
Convection fan rattles, then the oven bakes unevenly — Willamette Drive slide-in
A 2016 slide-in range on Willamette Drive developed a rattle from the back of the oven, then the rattle stopped and so did the even baking. The convection motor has lost a bearing, or the blade has worked loose on its shaft. We remove the rear cover, replace motor or blade, check the convection element behind it, and run a convection bake to confirm airflow and temperature.
Touch panel that ignores fingers or sets itself — Hawks Prairie Road 2011
A range in a 2011 house on Hawks Prairie Road has a touch panel that stopped responding to some keys and once turned the oven on by itself. Steam and years of wiping have killed the membrane keypad, or the board behind it has a cracked solder joint. We test keypad ribbon and board separately, replace only the failed layer, and check the vent slots above the door.
Cooktop igniters clicking nonstop on a gas range — Marvin Road 2003 house
A gas range on PSE gas in a 2003 house off Marvin Road clicks all its burner igniters continuously, even with every knob off. A spill has run under a burner knob into its spark switch, or the spark module has shorted internally. We dry and test each spark switch, replace the shorted one or the module, and clean igniter electrodes that have been arcing against grease.
Oven door glass cracked and hinges sagging — Costco side 2021 build
A 2021 house on the Costco side has an oven door whose inner glass cracked and whose door no longer closes flush. A hinge has bent, and the glass failed from the door slamming against a misaligned latch. A range this new may still be under manufacturer coverage, which we check before quoting. Otherwise we replace hinges and glass together, reseat the gasket, and confirm the door seals.
Lower oven dead in a double wall oven — Hawks Prairie Landing 2008
A 2008 house near Hawks Prairie Landing has a double wall oven whose upper cavity works and whose lower one shows a display but never heats. The relay board switching the lower elements has failed, or the lower oven's thermal cutoff tripped after a self-clean. We test cutoff, elements and relay outputs, replace what failed, and check the cooling fan that keeps the boards alive inside a cabinet.
How a range visit goes in Hawks Prairie
- Call with the brand, gas or electric, and any code on the display; for a builder-package range we can often name the likely part from the year of the house.
- For a burner stuck on, a gas smell or an oven that turned itself on, shut the breaker or gas valve and tell us, and the call jumps ahead of everything else that day.
- Voltage at the receptacle or pressure at the gas line is confirmed first, then elements, igniters, switches, sensors and boards are metered until the fault is isolated.
- Infinite switches, igniters, sensors, hinges, convection motors and door parts for the GE, Frigidaire, Whirlpool, Samsung and LG ranges installed by Hawks Prairie builders are stocked; a special-order board is fitted on our return with nothing further billed.
- The oven is run to temperature against a thermocouple, the anti-tip bracket is checked, and an emailed invoice follows with its warranty term in print.
Slide-ins, wall ovens and the anti-tip bracket nobody installed
Slide-in ranges and double wall ovens dominate the newer Hawks Prairie kitchens, and they bring their own failure list: convection motors, cooling fans, hidden bake elements that cannot be seen when they fail, door locks and touch panels rather than knobs. Built-in and higher-end units are handled on request. When we pull a range out in Hawks Prairie we also look for the anti-tip bracket, because a surprising number of builder installations never had one screwed to the floor, and a slide-in range with a child on the open door is a physics problem we would rather prevent.
Townhome HOAs off Britton Parkway and near Meridian Campus set rules for service vehicles, and we keep to them. Landlords and property managers get the failed component photographed and the repair figure by email, the invoice sent to the address they choose, and their tenant's access code removed from our records at the end of the job. Families who move every few years, including those in base housing off-post, often bring a range from a previous house, and we handle the cord change for a four-wire receptacle or the gas flex and shutoff that a Hawks Prairie kitchen needs.
Asked in Hawks Prairie
A burner on my glass cooktop will not turn off. What should I do?
Shut off the breaker for the range right away and call us. A burner stuck on full with the knob off means that knob's infinite switch has fused shut, a real safety fault but a simple repair. We replace the switch and inspect the others while we are there. Do not keep using the range with a switch in that state.
Is my range still covered if the house is new?
In the 2020s Hawks Prairie builds, often yes. Builder-installed ranges typically carry the manufacturer's coverage for a year from the closing date, and some brands longer on specific parts. Send us the model, serial and closing date and we will say before you book whether the maker should be handling the repair instead of us. Once coverage has lapsed, the $99 visit and written figure apply.
Why does my oven bake unevenly when it used to be fine?
On a convection range the usual cause is a convection fan that slowed or quit, so heat no longer circulates. On a conventional oven it is a drifting temperature sensor, a bake element weakening at one end, or a door gasket leaking heat along one side. We measure the cavity at several points against the display and fix what the readings show.
Do you repair double wall ovens and built-in cooktops?
Yes, throughout the larger Hawks Prairie houses near Hawks Prairie Landing and along Willamette Drive where the kitchen has a separate wall oven and cooktop. Wall ovens fail at relay boards, cooling fans, door locks and hidden elements, and cooktops at elements, switches and glass. Built-in and higher-end units are taken on request, and the visit is booked the same way.
Can you convert a gas range for a house that has propane instead?
We can, although most Hawks Prairie houses are on PSE natural gas and it is more often the reverse: a family moving in from a propane house outside the gas main needs their range converted to natural gas. Either way it means new orifices, a regulator change and flame adjustment, and the range stays off until the conversion is finished.

Reach the shop
Say which machine and what it is doing. You get a two-hour window that works around school runs and shifts, and a call when the van leaves the previous stop.
- STEP 02
Instruments first
Clamp meter on the compressor lead, probe thermometer in the cabinet, manometer on the gas manifold. Once the failed part has a name the whole job goes onto one sheet: a single total with the $99 already sitting inside it.
- STEP 03
Your call
Yes, and the part is usually on a van shelf and fitted that afternoon. No, and your only cost is the $99, plus knowing what broke.
- STEP 04
Proof it works
